Trending: End of Tenancy disputes

End of tenancy carpet cleaning:

I supply a first class end of tenancy carpet clean which is well above the standards of your typical landlord and estate agent recommendation. I’ve helped so many of my customers get their full deposit in relation to their carpets.

There are so many issues for not getting your deposit back now, its a disgrace and thankfully can easily be remedied. Its not enough just to hire an “end of tenancy” cleaner. The minimum requirements are £5million insurance, experience professional working equipment and relevant training. Its scary to find that most estate agents still use friends and family and most don’t have relevant skills. Always challenge any estate agent or landlord that is forcing you to use their cleaners only or the threat of losing your deposit. Its a threat and usually ends up with a large amount coming from your deposit and the carpets being pulled up at your expense. Don’t fall for it.

Regarding the carpets cleaning day: Make sure everyone else has finished what they meant to do, and the furniture has been removed. It just means all the carpets get cleaned as the date of inspection will see deductions being made. Simple really? Nope, it always goes wrong. Expect the unexpected. Understand what time your inspection is happening. Make sure you leave a few days for things like carpet drying and issues. All other issues should be completed at least one week before the date of inspection and a walk around with photographs of the carpet should be done. If possible a comparison between the opening carpet inventory and the present should be made.

Inventory Clerks

They are a third party in the process of handover the rented property. These are inspectors from an independent company, and they don’t work for the letting agent or the landlord. And sometimes, these inspectors are pretty rigid in their reports. They list some minor issues as omissions, making it more difficult for you to get back your deposit in full. Well, you can’t be mad at them because finding the tiniest specks of dust is why they get paid. There’s no sure way to predict their behaviour. However, you can take some precautions before the end of tenancy cleaning. Ask the letting company to give you a list of things that need to be done professionally, so you can communicate the requirements with your end of tenancy cleaners. In most cases, they hand the same inventory to the inspector. That way, if there are any disputes, you have the ground to argue that you have fulfilled your obligations as a tenant.
