The 2026 rental reforms affect private tenancies in England. Here is a short overview and a practical approach to property cleaning, without promises about your deposit.
What changed in England?
From 1 May 2026, most existing assured shorthold tenancies became rolling assured periodic tenancies. The section 21 no-fault eviction route ended for the new system, with transitional cases subject to separate rules. These changes do not cover every type of accommodation. Read the GOV.UK overview for tenants for the rules that apply to your tenancy.
Cleaning and your deposit
Plan around the condition recorded when you moved in. Keep the inventory, dated photographs and correspondence, and distinguish dirt from wear or damage. Cleaning can improve soiling but cannot reverse worn fibres, fading or permanent stains.
Professional cleaning is an optional service you can choose to book. It does not guarantee a deposit refund. For questions about charges, consult the official tenant-fees guidance or an independent housing adviser.
Arrange the right work
Tell us whether you need carpets cleaned or a wider property clean. Send room details and photos, and allow time for drying before the inspection. We agree the scope and total before booking.
